A Clear Plan, Real Action, And a Stronger Future Our Community: A Letter to the Community
May 1, 2026
Dear Neighbors,
We are writing to you at an important moment for our community.
Many of you have shared concerns about the condition of our amenities, the appearance of our neighborhood, communication gaps, and ongoing quality-of-life issues. We hear you. These concerns are real, and they deserve action.
Your new Board is committed to addressing these issues directly, responsibly, and with transparency. This is a reset, and while we are still uncovering the full scope of what needs attention, progress is already underway.
What We Are Working On
We have begun tackling several key priorities:
Amenities: The pool, clubhouse, and playground require attention. Maintenance is underway with a focus on safety, usability, and long-term upkeep.
Landscaping and Appearance: New flowers have been planted at all entrances as an immediate improvement. This is a temporary step while we prepare a new landscaping contract to begin in May.
Communication: You can expect more consistent updates and clearer communication from the Board moving forward. We’re also rolling out new ways to connect, including Facebook, Nextdoor and our new website.
Property Maintenance: We are reviewing and strengthening enforcement to ensure community standards are applied fairly and consistently.
Safety Concerns: Speeding and street parking are being evaluated so we can improve safety and maintain access for residents and emergency services.
Waste Services: We have addressed inconsistent service with Trash Taxi and will continue to monitor performance.
Repairs and Lighting: Work is ongoing to repair amenities and improve lighting throughout the community.
Dues and Community Responsibility
A major challenge facing the community is the high number of unpaid dues. These funds are essential to maintaining services and making improvements.
To protect the community and be fair to those who are paying, we are enforcing our governing documents. This includes suspending access to amenities and garbage pickup for accounts that remain delinquent.
This step is necessary to stabilize our finances and ensure the community can function as intended.
Reintroducing In-Person Meetings
We are also preparing to reintroduce in-person HOA meetings this year after a long period without them. Residents deserve the opportunity to be heard, ask questions, and engage directly with the Board. These meetings will provide a more open forum for input and discussion, and we look forward to rebuilding that connection with the community.
A New Board, A Learning Curve
This Board represents a complete change in leadership. We are working through issues that have built up over time, many of which were not immediately visible.
We ask for your patience as we continue to assess, prioritize, and act. Our focus is on making steady, meaningful improvements that will last.
Moving Forward
Our goal is to restore the quality of the neighborhood, improve communication, and rebuild trust.
We are committed to doing the work and keeping you informed along the way.
Thank you for your time, your feedback, and your support.
Sincerely,
Your HOA Board
