  • Our community offers a wide range of premium amenities designed to enhance your lifestyle, including a resort-style pool, walking trail, clubhouse, playground, tennis and pickleball courts, and beautifully maintained green spaces. Whether you enjoy relaxing by the water, staying active, or connecting with neighbors, these amenities create the perfect setting for comfortable, convenient, and enjoyable everyday living.

  • All residents enjoy garbage pick-up that is included in their HOA dues. Our new garbage hauler, Trash Taxi, is at your service.

  • Community Management Associates (CMA) is our community’s dedicated management company. Tari Wilson, our dedicated, agent, is here to assist us. Please log in to your CMA portal for more information and contact information.

  • Perfect for your family event, residents have the option to rent the clubhouse for small events. Please note that rental of the clubhouse does not include rental of the pool area, which is not permitted. Feel free to contact the board for rental information.

  • Our property maintenance standards ensure that every home and yard in the community remains well-kept and visually appealing. Consistent enforcement protects property values and preserves the attractive, cohesive look of our neighborhood for all residents.

  • Our Architectural Review Committee reviews all proposed exterior changes and new construction to maintain the community’s architectural integrity and aesthetic harmony. This process helps protect your investment while ensuring any modifications blend seamlessly with the neighborhood’s established character.

Amenity Rules

Access Cards: Homeowners are responsible for keeping up with the access cards year to year. You must always have the access card(s) with you when entering and exiting the pool, basketball and tennis court. PLEASE DO NOT GIVE YOUR ACCESS CARD TO ANYONE.   • Hours: 8:00 am – 9:00 pm

    Opens: January 1

    Closes: December 31

    Costs: None for residents. Fee for non-residents.

    • Use sport court at your own risk

    • For basketball, pickleball and tennis play only, no other activities on sport court surface are allowed

    • Do not abuse net or other equipment

    • No food or glass allowed in the court area

    • No pets are allowed in the court area

    • No bicycles, roller blades, scooters, or skateboards

    • Any objects that may damage the court surface are not allowed

    • Proper footwear and clothing required

    • No loud or abusive language

    • Children under the age of 16 must be accompanied by an adult

    • Limit tennis and pickleball play to one hour if others are waiting

    • When other are waiting, basketball games are played to 11 points, win by two. Winners stay, losers roll off. Winning team may stay on court for no more than three consecutive games

    • Lights will be turned off at 9:30 PM

  • Pool Hours 11:00 am until 8:00 pm. All persons must be out of the pool by 7:45 pm.

    Lifeguards are on duty from 11:00 pm – 8:00PM.

    The following pool rules have been developed for the safety and enjoyment of all members. Please read them carefully as any use of the amenities will be confirmation of understanding these rules and regulations.

    The lifeguard has full authority to enforce all safety and sanitary measures deemed necessary for the proper operation of the pool. They will monitor the compliance of all pool policies and rules. The Stewart’s Mill Homeowner’s Board supports the lifeguard’s decisions.

    Pool privileges may be revoked by the Stewarts Mill Homeowner’s Board if the homeowner is not current in the payment of their annual dues or if behavior at the pool places anyone in danger.

    The primary function of the lifeguard is to enforce the pool rules and ensure that our pools remain healthy and safe not to discipline or baby-sit. Members are asked to observe all rules so the lifeguard may be free to their job.

    • In the event of an emergency, don’t wait! CALL 911.

    • The pool is SWIM AT YOUR OWN RISK. There are no lifeguards on duty at any time.

    • Please be courteous to other residents and clean up after yourselves.

    • ABSOLUTELY NO FOOD OR DRINK WILL BE ALLOWED INTO THE POOL AREA!

    • If someone in your party throws up in the pool, please contact the Pool Attendant ASAP as the pool must be closed immediately and pool company contacted for cleanup and sanitation. The homeowner will be responsible for the cost of the cleanup and will be billed.

    • Please read the Pool Rules posted at the pool and make sure all members of your party are aware of the Rules.

    • No pets are allowed in the Pool area (inside the gate/fence). Violators will be subjected to fines.

    • We have Pool Restrooms for Men and Women, keep pool and restroom areas clean for the community. They are professionally cleaned daily. BE RESPONSIBLE.

    • You must be a homeowner, resident, or authorized guest to access the pool area. HOA recreational amenities, including the pool area, are not for the use of the public under any circumstances.

    • Those in the pool area before or after published hours will be reported and treated as trespassers, and subject to fines and/or privilege suspensions.

    • No smoking is allowed in the pool area or clubhouse, as well as within 50 feet of the pool area and clubhouse.

    • Improper behavior, such as profanity, vulgarity, or indecent exposure is prohibited. Where the Association believes that a law has been broken, the police will be notified, and the member/resident will be prosecuted.

    • Shower before entering the water

    • Children under 14 shall not be allowed inside pool amenity area without an adult in attendance

    • All children three years old and younger and any child not potty‐trained must wear snug fitting plastic pants or a water-resistant swim diaper

    • Do not swim if the suction outlets are missing, broken, or not clearly visible from the deck

    • You must have an ID and amenity pass while at pool

    • No glass articles allowed in or around pool

    • No food allowed in pool

    • Do not swallow the pool water

    • To reduce the risk of communicable disease, patrons who have been ill or who have sustained open cuts/sores within the past 48 hours are asked not to enter the pool.

    • Do not swim if you had diarrhea within the past two weeks

    • Swimmers must wear appropriate swimming attire to swim. The Stewart’s Mill Homeowners Association expects each resident/guest to express modesty in their choice of pool attire. Residents and guests are not allowed to swim in athletic shorts, thong bikinis, underwear, or anything considered as street clothing.

    • No hard-soled shoes are allowed on the pool-deck.

    • Pets are not allowed in the pool area.

    • Skateboards, bicycles, roller blades, and similar equipment are prohibited in the pool area.

    • Running, Jumping, Diving, and Horseplay are prohibited in the pool area.

    • Gum, glass containers, and bottles are all prohibited in the pool area.

    • Do your part to keep the pool area clean! Littering in the pool area is prohibited. Any trash should be appropriately disposed of.

    • Keep access gates always closed.

    Questions, comments and issues relating to the pools should be directed to the board.

    We would like to thank you for your cooperation and help in making our pools the very best that they can be.

  • Please help keep our walking trail, lakes, and playground safe and enjoyable for all residents by following these rules:

    • Open daily from dawn to dusk

    • Residents Only

    • Children must be supervised by an adult at all times

    • No swimming, boating, fishing, or entering the lake

    • Dogs must be on a leash at all times; no pets on playground equipment

    • Pick up all trash and pet waste immediately and dispose of it properly

    • Playground is for children 12 and under only

    • No bicycles, skateboards, scooters, or motorized vehicles on the trail or playground

    • No glass, food, drinks (except water), alcohol, smoking, or vaping

    • No loud music, disruptive behavior, camping, fires, or grills

    • Be courteous and respectful to all users

    • The playground includes the tot lot, swing, bench, and grassy area.   The tot lot equipment is designed for children under the age 12 who weigh less than 120 pounds.

    • Stay On Trail

    • Access The Trail Only From Designated Entrances, Do Not Cut Through Houses

    • The nature trail surrounds the upper lake and provides a walkway between the Lakes side of the subdivision.  The nature trail is horseshoe shaped around the lake.  The far end of the lake is private property, not included in the Stewart's Mill Subdivision.  This means it is not possible to walk a full circle around the lake.  Please be aware that the nature trail is filled with natural hazards that could cause severe injury or death.  This includes stumps, holes, and slippery and sloped surfaces.  There have been several animals observed around the lake and trail which could be dangerous, this includes coyote, deer, water foul, snakes, beavers, and other wild animals.  For your safety, avoid all contact with wild animals.  Fishing is authorized for homeowners, however, consumption of the fish is not recommended.


      NOTE:  Unlike the upper lake, the lower lake (detention pond) does not have a trail.  The land that borders that lake belongs to the homeowners.  Accessing the lower lake without permission of the homeowners is trespassing.

    • Access only permitted when approved by the Board.  In general, the only approved access is for committee meetings, functions hosted by the Social Committee, and when rented by a homeowner.

    • The clubhouse is available for rental by residents for parties and events.

    • Access to the clubhouse will be provided at the start time (9am or 1pm). Reservations can be made between 9am and 4pm OR 1pm and 8pm. Requests outside of that time will require special arrangements, additional fees, and will be reviewed on a case by case basis.

    • Clubhouse rental does not include access to the pool.

    • Renter to pay a usage fee of $125.00 for each rental of the clubhouse that covers cleaning and maintenance costs.

    • Renter to pay a security deposit of $250.00 per use.

    • All fees to be paid in full a minimum of ten (10) days prior to the function.

    • There will be a charge of $50 per hour (rounded-up), assessed after the scheduled checkout time for a two hour maximum not to exceed 10pm.

    • Cancellations and/or changes made less than five (5) days prior to event will result in loss of the $125.00 rental fee.

    • Renter must leave the clubhouse in good condition with all furniture in same condition as found and thermostat reset to the program.

    • Renter will be assessed a $25.00 replacement fee if key card is not returned at checkout.

    • Renter must remove all trash, food, and other items brought into the clubhouse, bathrooms, parking lot, or other common areas prior to checkout.

    • The pool and restrooms will be open to all other homeowners during operating hours.

    • The sale of alcoholic beverages is prohibited.

    • Smoking is prohibited in the amenities area (clubhouse, parking lot, courts, & playground).

    • Renter will control the noise of his/her guests.

    • Renter will control the parking of his/her guests.

    • Renter is responsible for the conduct of its guests and invitees and shall be held liable for any and all damages caused by his/her guests.

    • No pets allowed.

    • The Renter must be in good standing and up to date with all fees and association dues.
